Plaza Hermosa Shopping Center
Project Scope

Renovation of the existing two-story pad at the Plaza Hermosa Shopping Center located in Hermosa Beach, CA. Construction commenced in November 2012. The team relocated an existing Aaron Bros store from the 1st floor to the 2nd floor and bringing in new tenants (Kriser’s and Pacific Dental Services) to the vacated 1st floor. The redevelopment included a moderate facade renovation, creating new tower elements and more prominent signage bands, new rooftop HVAC units and related structural framing, new storefront doors, new adjacent hardscape/landscape, building stucco and paint work, and new demising, utilities, as well as vanilla and dark shell deliveries for the new tenants. The building is approximately 15,000 square feet of gross leasable area that will was demised to accomodate 4 tenants, and included Aaron Bros, Kriser’s, Pacific Dental Services, and Nail Garden. On behalf of Regency Centers Corporation, Urban One provided development and construction management for the redevelopment of the building.

Plaza Hermosa Shopping Center is a 97,446 square foot shopping center located in Hermosa Beach, CA. Located in the heart of the City of Hermosa Beach, centered at the intersection of the busy Pacific Coast Highway and Pier Avenue, the center’s location sits in a dominate neighborhood serving the city. The neighborhood is home to 168,869 residents within a 3-mile radius, with an average household income of $129,391 and a daily traffic count of 58,000 vehicles. The Center is currently supported by a strong and stable mix of tenants, including Vons, CVS Pharmacy, Aaron Bros, Jamba Juice, Hermosa Beauty Center, Hallmark, Robert S. Kapust O.D., The UPS Store, Pick Up Stix, Saffire Nightclub & Lounge, Wells Fargo Bank, and The Counter. Also, Regency Centers has executed leases with Kriser’s, Pacific Dental Services and Nail Garden. All of the existing retailers remained open during the building’s upgrades, which commenced November 2012 and wrapped up in first half of 2013.
