Project Scope

Urban One successfully entitled a 19-acre mixed-use development – including a 116 room hotel, restaurant pads, and office over retail spaces – in Novato, CA(Marin County) on behalf of Pacific Star Capital, LLC.
Hanna Ranch was a challenging project from the beginning, as several development firms struggled for over 20 years to build on the site. Recognizing the community wanted something innovative, Urban One envisioned the site to accomodate community concerns, protect the site’s natural landscape, and integrate the project into the exiting topography. Almost 70% of the site will remain undisturbed by development, while still allowing the site to general a positive financial return.
Our team managed an exceptionally complex entitlement process, including extensive community and political outreach; a full EIR; general plan amendments; master and precise development plans; and unique title issues.
